Replacing a conservatory roof is one of the highest-impact home upgrades you can make — but only if it's done properly. Most of the regret stories we hear in Plymouth come from homeowners who skipped the survey, didn't ask about building regs, or chose on price alone. Here's the no-nonsense checklist to run through before you sign anything.

1. Get a proper on-site survey

Phone quotes are guesses. A real survey checks the existing frames, base, wall plate, gutters and electrics — and identifies any structural work needed before the new roof goes on. We survey free across Plymouth, Plymstock, Saltash, Ivybridge, Devon and Cornwall.

2. Decide on the right system

For most homes, the right answer is a lightweight insulated tiled (warm) roof. It fixes overheating in summer, freezing in winter, condensation, rain noise and heat loss in one go. A new glass roof is cheaper upfront but doesn't solve the comfort problems most people are paying to fix. See our warm roof vs glass comparison for the full breakdown.

3. Confirm building regulations are included

Replacing a glass or polycarbonate roof with a solid insulated roof reclassifies the structure as a single-storey extension. That always needs LABC sign-off for structural loading, U-values, ventilation and electrical work. We submit the building notice, manage the inspections, and hand you the completion certificate — it should never appear as an extra on the bill.

4. Budget realistically

5. Ask about timing and disruption

From accepted quote to start date is usually 2–4 weeks. Once on site, expect the conservatory to be watertight by the end of day one and fully finished — plastered ceiling and downlighters included — within 5–7 working days. We work year-round, so don't wait until spring just because of the weather.

6. Check guarantees in writing

You should get two: a 10-year insurance-backed guarantee on the SupaLite system itself, and a workmanship guarantee on the installation. Anything less than that — especially a verbal "we'll come back if anything goes wrong" — isn't enough.

Common mistakes to avoid

Common mistakes to avoid

  • Choosing on price alone. The cheapest quote almost always skips building regs, uses cut-price components, or doesn't include the plastered ceiling.
  • Skipping the survey. Over-the-phone quotes change once frames and base are inspected. Always insist on a real visit before paying a deposit.
  • Ignoring the ceiling finish. A vaulted plasterboard ceiling looks fine; a fully plastered, painted ceiling with downlighters transforms the room. It's the highest-impact upgrade you can make.

Frequently asked questions

What's the first step in a conservatory roof replacement?

A free on-site survey. The frames, base, wall plate and existing roof structure all need to be checked before any quote is meaningful — over-the-phone prices almost always change once someone actually looks.

How long does the work take from quote to finished room?

Typically 2–4 weeks from accepted quote to start. Once on site, most conservatories are watertight within a single day and fully finished — plastered ceiling, downlighters and decoration — within 5–7 working days.

Will I need building regulations approval?

Yes — replacing a glass or polycarbonate roof with a solid insulated roof always needs LABC sign-off. We submit the building notice to Plymouth City Council (or your local authority) and hand you the completion certificate.

Do I need to empty the conservatory?

It helps. We sheet up and protect anything that stays, but the more you can move out, the faster and cleaner the job runs. Ceiling dust and the odd drop of plaster are unavoidable on the finishing days.

Can the work go ahead in winter?

Yes. We work year-round in Plymouth. Most projects are watertight by the end of day one, so even cold or wet weather doesn't stop work — it just means a slightly more careful start.

What guarantees should I expect?

A 10-year insurance-backed guarantee on the SupaLite system itself, plus our own workmanship guarantee on the installation. Anything less, walk away.
