Identifying and Fixing Water Ingress in Plymouth Conservatory Roofs

Plymouth weather is hard on conservatory roofs. Heavy rain off the Sound, salt-laden coastal air, freeze-thaw cycles in winter — all of it conspires against the seals, flashings and gaskets that are supposed to keep your conservatory dry. Catch water ingress at the staining stage and it's usually a quick, cheap repair. Leave it, and you're looking at rotted timber, damaged plaster and conservatory roof leak repair bills that escalate fast.

The early signs of water ingress

Most conservatory leaks announce themselves quietly long before they start dripping. Look for any of these:

  • Yellow or brown ceiling stains, especially around roof junctions, ridge lines and where the conservatory meets the house wall.
  • A musty damp smell in the room, particularly noticeable when you first walk in after the conservatory has been closed for a while.
  • Black mould speckling around the inside of aluminium roof bars, glass gaskets or in corners.
  • Damp patches on the connecting house wall, sometimes mistaken for rising damp inside the house.
  • Visible drips during heavy rain — the most obvious sign, but usually the latest. By this stage the leak has been working for weeks or months.

The four most common causes in Plymouth

1. Perished gaskets and seals

Glass conservatory roofs rely on rubber gaskets between every panel. Plymouth's UV exposure and salty air shorten gasket life — most start to fail at 8–12 years. The fix is usually a re-seal, around £150–£300 per affected joint, and it'll typically last another five years.

2. Lifted lead flashing where the conservatory meets the house

Wind and house movement gradually lift the lead flashing along the wall plate. Once water gets behind it, it tracks down the back of the conservatory and appears at the inside top of the wall. Cheap to spot, fairly cheap to re-fix — usually £200–£450 for a stretch of flashing.

3. Blocked or overflowing gutters

Don't underestimate this one. A surprising number of “leaks” we get called to in Plymouth and Plymstock are simply gutters overflowing back into the conservatory because of leaves, moss or a bird's nest. A 30-minute clean fixes it for free. Always check your gutters first.

4. Cracked or punctured polycarbonate panels

Old polycarbonate becomes brittle after 10–12 years and starts to crack around fixings or where branches have hit. Single-panel replacement is around £180–£350 each. If you're replacing more than two, you're better off looking at a full roof replacement — see below.

Don't confuse condensation with a leak

Condensation is the most common “false alarm” we get called to. Tell them apart:

  • Leaks drip from one or two specific spots, almost always after rain, and the damp areas dry out between events.
  • Condensation forms broadly across the whole inside surface of the roof in cold weather, is worst first thing in the morning, and runs down the gaskets and frames rather than dripping from a specific point.

The fix for one is sealant. The fix for the other is addressing the cold roof surface — usually with insulation. We diagnose both at the survey.

Common mistakes to avoid

  • Ignoring it through summer. A leak that “only drips in heavy rain” is doing damage every winter. Timber wall plates rot quietly behind plaster.
  • DIY mastic over the symptom. Smearing silicone over the visible drip rarely fixes the actual entry point. Water finds another route, often somewhere harder to spot.
  • Repeatedly repairing the same area. Two failed repairs almost always means the roof itself is end of life. The third “fix” rarely holds.
